This page has information and FAQ's for new residents.  You have already found our website so please check out all of the links at the left for more information.  Below are some frequently asked questions about Colony Cove and what you need to know.

What do my HOA dues cover?

The Colony Cove HOA maintains all common elements of the development. We do not maintain anything inside of the exterior walls, patio fans, HVAC systems or garage door openers except as covered in our property insurance (see insurance explanation below).  Damage to windows or doors is the responsibility of the party doing the damage or of the homeowner if damage is due to negligence on the part of the homeowner.  Damages from natural causes are the responsibility of the HOA through our insurance.  Your dues cover all common element maintenance, water, garbage, sewer and repairs to the common elements. In some cases, repairs may require an additional assessment on all units to cover the expense and maintain our emergency fund.

Who can I call for different maintenance issues for which I am responsible?

Things like vent and duct cleaning, HVAC repair, window replacement/repair, cabinet repair, plumbing issues, electrical issues and the like are the responsibility of the homeowner.  Go to our Vendor link at the left to see a list of businesses that have been used for such issues.

What does our Colony Cove insurance cover and how is it paid?  

Our Colony Cove insurance policy is paid once a year by an assessment in May - it is NOT included in the HOA dues.  The policy covers the outside of our buildings and the inside of each unit as an "all in" policy.  This means that if you turned your unit upside down, anything that doesn't fall is covered by our insurance policy (including appliances except for refrigerator, washer and dryer). You will still need to have insurance coverage on your personal property inside your unit as well as personal liability.  There should be no need for your mortgage company to require an escrow for insurance.

There is a $10,000 deductible that must be met on all damages from covered causes (see insurance policy on Declarations-ByLaws-Insurance link at left).   The deductible for interior damage resulting from a system (HVAC, electrical systems, appliances, water lines to the sink, dishwasher, etc) or due to negligence on the owner's part  is the responsibility of the owner in full.  Otherwise the deductible is shared between all home owners through an assessment if a claim happens.  It is important that everyone carries a "loss assessment waiver" on your personal property insurance to cover that $10,000.  The cost for this coverage on your personal property policy is minimal.

How do we file a claim?

All claims must first go through our overall policy before being sent to your personal insurance or before starting any repairs other than to secure personal property.  Send an email to the board (info@colonycovehoa.org) with the following information using the format below:

Please be as complete as possible. The board will review your claim and either contact you for more information or send your claim on to our agent with a copy to you.  

What are parking rules?

Every unit has a concrete driveway that is considered common area for personal use of resident.  The asphalt streets and areas are common area and not reserved for any unit in particular.  There are open parking areas around the development.  Parking is NOT ALLOWED in the street along curbs or on any grass or lawn areas. Parking at lakeside should be used only for cars - no trailers of any kind.  If you have a trailer that cannot fit on your driveway you will need to make arrangements to park it off the property at a local marina.

What about the docks in front of Colony Cove?

These docks are not part of Colony Cove.  The lakefront property and these docks are owned and operated by Waterfront Development.  See our "Contact Us" link for information on the docks.

What about garage door openers?

Each resident is responsible for their garage door opener.  The HOA does not maintain nor replace these units.​

What about telephone service?

​Phone service is available through ATT.  There is also a service called BOLT through NE Oklahoma Electric Co-op.  Each homeowner is responsible for this service.  The board does not order phone service for you.

What about TV cable or satellite?

TV cable is available locally as is satellite service.  BOLT is the preferred carrier due to the fact that they are underground and have drops to all our buildings.  Vyve is also cable and available.  If you decide on a satellite, you must have it installed by a professional service.  They may NOT drill any holes in our metal roofs.  Direct TV has told us that they will not install or maintain antennas at Colony Cove due to metal roof restrictions.  If you have questions, email the board at info@colonycovehoa.org.

What about security systems?

Security system monitoring services are available.  This is the responsibility of each homeowner.  Your security system is part of your fire and smoke detectors - be sure your battery is good and the system is in working order.

Can I get mail here at Colony Cove?

There are mail boxes available.  If you need a mailbox, please email the board.

Are there covenants at Colony Cove or restrictions on what can be done?

The Colony Cove Declarations are on this website and should be read and understood by everyone.  There is also a summary of the more common restrictions on the "News-Updates From the Board" link on this website.  Violations of our restrictive covenants listed in the declarations will be communicated by email or USPS mail and may result in a fine to the property owner if not corrected.

What if my air conditioner goes out?

HVAC services are available around the lake.  Your HVAC system is your responsibility and the HOA does not maintain or service these units.  Another important part of your unit is your dryer vent system - be sure to have it cleaned on a regular basis to prevent fires.

What is the law enforcement here?

​Even though our development is in Mays county, we are in the city limits of the City of Ketchum who annexed Colony Cove in the beginning.  The city contracts with the Craig County Sheriff's office to enforce all laws within the city.  You can reach the sheriff's department during the day at 918-256-6466 and during the night at 918-256-6414.  For emergencies dial 911.

What about the fire department?

We have a volunteer fire department in Ketchum.  Dial 911 in an emergency.
